Description: Size & Location: Located 24 miles north of Brackettville off FM 674 and bordering the Kickapoo Caverns State Park. The Sycamore Creek Ranch is 647 acres.

General: The Sycamore Creek Ranch is a low fenced hill county hunting and recreational ranch with much of the improvements and personal touches already in place. The hill country is known for lots of deer and also many varying species of free ranging exotics. The elevation varies and the hills have an elevation that can be from 1400 feet to over 2000 feet.

Improvements: The main home was newly constructed in 2009 and is 2,000 square feet with 3 bedrooms and 2 baths. There is a living room, dining room and large kitchen area. Hardwood floors are throughout for easy care and maintenance. Located behind the house is a small bunkhouse used for hunters or overflow guests or kids. It has a bathroom and a cook house located adjacent to the bunkhouse. Also with the headquarters is a large garage and or shop with some of the equipment and ranch tools that will convey with the sale. Also, there is a metal barn for various uses and a few livestock pens. The owner has agreed to sell the ranch basically as is, most of the furnishings in the homes will convey along with a Kawasaki Mule, a Chevrolet Blazer and a Jeep and they are all in good working order. Plus all of the deer blinds and deer feeders will stay with the ranch.

Water: There is a good water well at the headquarters and water is piped throughout the ranch with water troughs at every feeder and hunting blinds. The well was just recently reworked with new galvanized pipe, new 3HP pump, new wiring and control box. There is significant drainage through the ranch that will flow in heavier rainfalls and can leave little pockets of water scattered through the ranch.

Vegetation: This Hill Country region offers lots of oak trees with some mesquite trees, cedar, agarita, catclaw, and various other plants common for this area. The terrain is hilly with good deeper soils found in the lower flatter areas that induce bigger trees and lots of grass.

Wildlife: This area is rich in wildlife given the terrain and location. White-tailed deer are most common and plentiful but there is a nice population of Axis deer. Being this ranch is low fenced one may not ever know what could all of a sudden show up. There have been reports of Aoudad, sika deer, hogs, and last year there was a free ranging Nilgai taken during a limited youth hunt next door at the 6,400 acre Kickapoo Caverns State Park.

Price: 1,150,000 cash or third party financing.

Comments: If youre looking for a good hunting ranch that is turn-key and ready to go consider the Sycamore Creek Ranch in Edwards County. The property is low fenced that adds excitement back into the hunt and with the Kickapoo Caverns State Park right next door theres lots of game moving around through the area that probably dont get hunted much. The improvements are very nice and compliment the ranch very well.
