Additional highlights include the spacious trophy room with high ceilings, a grand fireplace, wrap around bar, and multiple lounge areas. Step outside to discover an expansive patio, ideal for grilling, playing games, and sitting around the fire after a long day of hunting!

Just a short drive away sits the 10,000 sq. ft. barn, which offers a spacious workshop, and covered parking for hunting equipment. With several large roll-up doors, theres ample space for storing your Top Drive Truck or any other large hunting vehicles. Also within the barn is a cantina adjoining the cleaning station and walk in cooler, making it the perfect spot to celebrate after a successful hunt.

Additional improvements include a 3/2 Owners Home, 3/2 Foremans Home, and 2/1 guest home. There is also a 52 x 40 barn with an office and 2/1 upstairs apartment, a 52 x 52 storage barn with roll up doors, a 48 x 122 covered equipment shed, and a 60 x 35 covered equipment shed.

Wildlife: Whitetail have been a primary focus on the ranch, with the introduction of some of the industries finest genetics and the implementation of intensive management practices. This has led to the harvest of deer exceeding 240 B&C in previous seasons as well as being featured on some of the leading Outdoor Tv Shows such as Brush Country Monsters and Precision Hunting. There are some exceptional deer on the rise as we head into the 2024 Hunting Season and additional trail cam pictures can be provided upon request. There are also 21 breeding pens that are not currently in use, but still in excellent shape, if the new owner would like to continue a breeding operation.

In addition to the exceptional Whitetail hunting, the ranch offers top-tier wing-shooting, with abundant Whitewing and Mourning Dove, as well as a very healthy population of Bobwhite Quail. A 450+/- Acre pasture, separated from the main body of the ranch, is home to a variety of exotics, including Axis, Blackbuck, Oryx, Fallow, Aoudad and Mouflon. Additionally, the property supports native game such as feral hogs, turkey, and predators.

There is also great fishing on several of the stock ponds throughout the ranch.

Water: The ranch includes two large irrigation wells that supply several stocked ponds and a pivot. Additionally, there are two more pivots that need to be reworked, though the water infrastructure is already in place. Four domestic wells provide water to all the improvements, troughs, and deer pens.

The property also features approximately 15 ponds, ranging from 0.5 acres to over 5 acres in size. Several of these ponds can be supplemented by the irrigation wells, and all are strategically positioned to take advantage of rain runoff.

Location: The ranch is conveniently located just 5 miles from Pearsall, Texas, which offers various amenities including restaurants, HEB, Walmart, and Los Cazadores, a renowned hunting store famous for one of the best hunting contests in Texas. Its also a short 45-minute drive to San Antonio International Airport. Additionally, the property boasts over a mile of frontage on CR 2000 and 2 miles of frontage on FM 2779.

Other Notes: Out of the approximately 2,373+/- Acres, there are 2 separate High Fenced pastures, a 230+/- Acre pasture with trophy Whitetail and a 450+/- Acre pasture with exotics.

Approximately 585 Acres are subject to a conservation easement.
