Leona River Ranch

Zavala County

DESCRIPTION

This live water low-fenced ranch is conveniently located in a highly desirable area one hour from San Antonio, watered by four miles of Leona River frontage under a dense canopy of giant oaks. A lush 1,548 acres foster a vitalized mix of wildlife enveloped by thick brush harboring deep draws and red sand. Privacy undeterred, the land incorporates an impressive two miles of paved FM 117 frontage.

WATER: Leona River Ranch has a fantastic water supply, its headlining feature. Four miles of deep, flowing Leona River, known for its game-rich bottom, snakes the north boundary with its gently sloping banks allowing easy access. There are three wells. One drilled for large volumes; two are Leona gravel wells at 40 deep with a static water level at 26 and capable of pumping over 200 GPM each. These wells feed four recently-constructed earthen ponds via miles of 3 water lines ensuring water availability in drought conditions.

WILDLIFE: The property is home to all native species of game. A quail population and trophy deer herd are highlights of the ranch. The deer have been well managed for many years and is evident by multiple young deer scoring over 170 B&C. Turkey are abundant and selective clearing has enhanced the quail population. Numerous other species provide year-round hunting opportunities. The property is under MLDP Level 3 permit.

TERRAIN AND HABITAT: The Leona River Ranch is home to excellent native browse for deer, including granjeno, guayacan, and white brush. A thick canopy of large oaks and mesquite trees line the river and draws on the property. The ranch is predominately composed of red sandy soil with thick brush and open, cleared right of ways.
