Location: Located about 4 miles north of Carrizo Springs, fronting on paved road Hwy 83 and FM 1433 and less than 2 hours from San Antonio, this turn-key recreational and hunting ranch promises memorable enjoyment to all of its visitors.

Description: Rancho Vista Grande is a Great South Texas high-fenced ranch. The property has excellent access and is conveniently located just out of town. On the highest point of the ranch sits the home, which provides beautiful views to watch the wildlife or enjoy a beautiful sunrise or sunset. The gently rolling terrain mainly consists of sandy clay loam and has a good diversity of native brush for wildlife inhabitants.

Wildlife: The ranch’s location is in the famed Golden Triangle, producing sizeable native whitetail deer. In 2012, the previous owner brought in and released improved genetic deer. Exotics on the ranch include axis deer. By the house is a pond stocked with bass, bluegills, and tilapia. Occupants may enjoy dove hunting around the tanks along with typical south Texas varmints.

Water: There are three water wells. Located at the house are two of the wells. One of the wells provides water to the house, and the other well has water piped to one of the ponds and water troughs. Each well has a large water storage tank. There are five ponds on the property, with four holding water during the wet seasons. The third water well has been cut off from power but is in place if the new owner would prefer to turn it back on. There are a total of four water troughs.

Improvements: Previous owners built a ranch home to accommodate family, friends, and hunters, including four bedrooms and three bathrooms. The home has an open concept living, kitchen, and dining area. There is a carport on the front of the house, and a lovely patio and a swimming pool are enjoyed in the summer heat off the back porch. Closed in on two sides is a 1,400 +/- sq ft metal structure with a concrete floor to park equipment or trucks, and equipped with water and electricity, accommodates cleaning of harvested game. There are four deer pens located near the house. Behind the house and pool is a lighted skeet shooting range. There are four deer blinds, four corn feeders, and four protein feed stations. The seller root plowed about 135 acres, roller chopped about 200 acres, and seeded with buffelgrass and native grasses seven years ago.
